There are several reasons why a permit is necessary. Most importantly it’s required to pull permits on just about every project in order to ensure the project is being completed in a manner that adheres to the local building codes. Additionally it protects your best interests as the owner and ensures your project is being done safely, correctly and within the required building codes.
DO NOT under any circumstances pull permits for anyone to work on your home or business. If they are unwilling or unable to pull a permit there is good reason, most likely it’s because they are not properly licensed and insured. You’re asking for future headaches if you hire a general contractor who doesn’t pull permits. On top of that you are opening yourself up for unnecessary liability. For example, if you’ve hired a “contractor” who says that any project over $500 doesn’t require a permit, chances are they’ve underbid the project and they aren’t licensed or insured. If something happens like a fire or flood your homeowners/business insurance will most likely deny your claim for any work that was completed without a permit or completed by an unlicensed contractor. This could potentially end up costing you more than the cost of your entire project had you hired a real professional in the beginning.
As mentioned above, you are opening yourself up for unnecessary liability by using unlicensed contractors. By hiring a licensed contractor you are ensuring that their subcontractors are licensed and insured as well. And most importantly, without a permit you aren’t guaranteed that the work will adhere to codes. Not only is that potentially dangerous, but you may have difficulty if you try to sell your property in the future. Smart buyers will hire an inspector before purchasing any property and that inspector will likely find expensive problems you’ll have to fix before closing the deal.
As expressed in our philosophy our relationship needs to be built upon trust and integrity. Since we have to pay for materials as purchased, we ask for deposits upon receipt of the permit but prior to starting the project. This means securing a 25 percent down payment. (For extensive projects that span several months, expect progress payments at a minimum of once per month.) Those initial payments allow us to pay for permits, purchase prepping supplies like floor coverings and dust barriers, rent dumpsters, order materials and cover some of our overhead expenses. Basically, progress payments are essential in keeping the project on schedule.
We offer a one-year warranty. We trust our trade partners to do the highest-quality of work on every project and will stand by that workmanship. Once your project is completed, you will receive a signed certificate of completion and warranty letter from us. If anything goes wrong during that warranty period our clients know that all they have to do is make one phone call and we will take care of the issue as soon as possible.
There are several variables that will determine your project duration; project size, project complexity and material selections. Some materials have long lead times that can take weeks and sometimes months to come in. The short answer though is it will take as long as it takes to finish the project in compliance with the local building codes and in a quality manner. In other words, we are going to provide a realistic schedule that allows every step to be completed correctly, even if that takes a bit longer than other companies.
